Resthaven Leabrook

Background

Established in 1935, Resthaven offers high quality, responsive community and residential care services. Demand from retirees for accommodation options and support services prompted Resthaven to expand and refurbish their Leabrook site. The development comprised a new three-storey accommodation complex and refurbishment of 24 existing rooms and common areas.

 Challenges

  • Work had to be completed with minimal disruption to existing residents
  • The tight location on a busy road posed challenges for the delivery of materials and construction work
  • Existing rooms needed to block as much noise as possible and be altered to make bed access easier
  • Wet and hot weather led to 34 days of delays
  • The client had a strict budget to be met but still required a premium result

 Outcomes

  • We delivered common areas, lift access, offices, landscaping, rainwater collection and storage tanks, undercover carparks, two and three bedroom apartments with ensuites, and refurbished apartments
  • The project was staged and noise levels and working hours modified, minimising disruption to the residents and the surrounding neighbourhood
  • We dealt with the tight location by working closely with the Burnside Council to close an adjacent laneway for delivery of materials and construction work
  • We added soundproofing material plus widened doorways to allow easy bed access in existing rooms
  • Despite 34 days of wet or hot weather delays, we only required an additional 14 days to complete the project
  • We delivered a premium result at exceptional value
  • Successful delivery of the Leabrook project resulted in our reappointment to other Resthaven projects
