Background
Southern Cross Care approached Kennett directly for a Managing Contractor agreement due to our existing relationship and our history building this particular complex previously in 2014/2015. Originally we constructed this building over 18 months across 2 stages and completed it 5 weeks ahead of schedule, and won two MBA Awards for Excellence in a New Build $10m-$20m & Excellence in Environmental & Sustainable Construction.
Project Detail/s
– Open plan office complex refurbishment to match existing high-end finishes
– Realignment of essential services, electrical, data and mechanical to suit new layouts and adjustments of generator backed-up essential services
– Complete refurbishment of security services to align with Southern Cross Care hardware and software
– Carpark lighting
– Feature entry joinery
– Adjustment of existing joinery and workstations
Construction Detail/s
Feature joinery, glazed partitioning, plasterboard partitioning, carpet tile floors, ceiling tile ceilings, high-end finishes, reconfiguration and reuse of existing workstations and joinery.
Challenges
– Given the works were contained within existing offices, there was the requirement to strictly adhere to and integrate with the existing finishes.
– Part-way through the project staff began to commence active equipment commissioning, so a collaborative approach between Kennett and Southern Cross Care was required to ensure a smooth handover and occupation for the end user, which was successfully achieved.
– Scope and design/documentation was undertaken prior to the client occupying
the site, which led to them raising several variations in the 12 week programme.
Outcomes
– Project successfully delivered 2.5 weeks ahead of schedule and within budget to a very happy client.
– Due to the success of this project, 3 additional projects were offered to Kennett during the duration of the works.
