Estia Health Lockleys

Background

Padman Health Care is the largest private provider of residential aged care complexes in South Australia and was expanding its network with its first facility in Adelaide’s western suburbs. An 86-bed, two-storey, high/low care complex was built on the site of a former garden centre on Henley Beach Road, Lockleys. The complex was recently sold to national provider Estia Health.

Challenges

  • Budget constraints needed to be balanced with sustainability and quality
  • The tight location on a busy road and proximity to the airport posed challenges for the delivery of materials and construction
  • Unstable ground discovered during demolition and preparatory works due to the site’s previous use as a nursery and garden centre

Outcomes

  • We delivered a cost efficient and sustainable structure while maximising building quality
  • The spacious complex makes effective use of the tight site space and offers a home-like, secure environment
  • After discovery of an unstable area, successful remediation activities took place, with half of this time recovered during the remainder of the project schedule
  • The average construction cost per bed was considerably lower than the industry average
  • Our value and attention to detail resulted in Padman re-appointing us to complete extensions and refurbishments at several other aged care sites
